Home Guarantee Scheme The Home Guarantee Scheme (HGS) is an Australian Government initiative to support eligible home buyers. The Scheme is administered by Housing Australia on behalf of the Australian Government. Criteria (as of 1 July 2023):
Minimum deposit of 5%
Borrower must be Australian citizen, Permanent Resident
or NZ citizen on a 444 visa.
Income capped at $125k for individual or $200k for joint
Parental Leave
Return to work income may be recognised when your client is on or about to go on parental leave. Up to 12 months leave from their jobs when assessing their borrowing potential for new home or investment property loans and top ups
Family Security Guarantee
Family Security Guarantee loans are available for owner occupier and investment purchases where borrowers do not have ownership in any other property, with no servicing on
guarantors. We ensure our customers and their family members seek independent legal advice and understand the risks and exclusions associated with guarantee before proceeding.
Medico Sector Policy.
Our medico clients could borrow up to 95% LVR with no LMI. Max loan amount $5m ($7.5m total lending with LMI waiver).
The following medical occupations* are eligible for 95% LVR LMI waiver with no minimum income requirement:

General
Practitioners
Medical Specialists
Hospital-employed Doctors (Intern,
Resident, Registrar, Staff Specialist)
Emergency Services and Medical Professionals
Eligible Emergency Service front-line employed applicants could have their overtime and
allowances assessed at 100% (conditions apply). Eligible applicants include:
Front-line Fire Officer or front-line Firefighter
Front-line Police Officer
Front-line Ambulance Officer or front-line Paramedic
Hospital employed Nurse, Doctor, Surgeon or Specialist
